II. Detailed information

Description of project location: – Buon Don district is 25 km away from Buon Ma Thuot City with a total natural area of 1,410.4 km². It is bordered by: + Cu M’Gar district to the East; + Cambodia to the West; + Cu Jut district to the South; + Ea Sup district to the North. Buon Don is the one of the most potential districts and the most active of tourism development in Dak Lak province. “Ban Don” the name itself is well known by the tradition of hunting and taming wild elephants plus other particulars such as beautiful and untouched water sources like the ones in Nieng village, Ko Dung village. The district is also featured by the largest Yok Don National Park of over 115,500 ha providing reserve for Asian elephants and dipterocarpus forests. – Project location: Tan Hoa commune, Buon Don district, Dak Lak province. It is demarcated by: + 500kV line to the East; + Serepok river to the West; + Serepok 3 Hydropower plant to the South; + Land area earmarked for forestation.

Objectives: To construct a golf-course as per national standards, combined with cultural architectures to serve entertainment, resort needs of tourists and local people. The project will help increase number of tourists to Buon Don and thereby raise incomes of the district and the province.

Labour required: 150 – 200 employees

Land use status: Agricultural land (perennial trees, annual crops, etc)

Land lease: VND 9,600,000/ha/year

Infrastructure : Transportation system: the site is accessed by the road of Sêrêpôk 3 hydropower plant. Water source: from the adjacent Sêrêpốk river which is convenient for project implementation. Waste treatment system: At present, there is no waste treatment system in the site. Therefore, it’s necessary to build one waste and waste water treatment system, in accordance with the required procedures, to not produce pollutants to the environment and water source.

Ability to provide labours for the project: The District’s population is about 64,000 and 33,280 of which are in working age, making for 52% of the total inhabitants. Labour force of the province and the district is capable to provide professionals and workers for project.

Investment incentives:

* Incentive for land rent:

– Land rent exemption during the period of basic construction, but not exceeding 03 years from the date of receiving the decision for leasing land.

– Land rent exemption for 11 years after the time of the land rent exemption for basic construction.

* Incentive for corporate income tax:

– Preferential rate of 10% for 15 years.

-Tax exempted for 4 years, reduced 50% of payable tax amount in the 9 following years.

* Incentive for import duties: – Duty exemption for imports to create fixed assets.

* Other investment incentives (if applicable) in accordance with legal regulations.
